City Quays 2 is an office development in Belfast's harbour area being developed by Belfast Harbour Commission.
The building consists of nine floors from ground to level 8 and a rooftop plant area. The multi-storey office development comprises of 11445m2 (GIA) with approx. 1100m2 of floor plate per floor.
The landlord is responsible for a ground floor reception area at ground floor and a core area repeated on floors 1 to 8 which includes male and female toilets, disabled person's toilet, cleaner's store, mechanical and electrical risers and three passenger lifts. The indoor environment is controlled in reception area by trench heaters and traditional radiators while the office floors are served via a four pipe fan coil system.
Landlord areas and level 3 office space are the only areas which have been fitted out, with all other tenant floors left as a shell in anticipation of occupancy.
The structural works consisted of a CFA piled foundation with associated ground beams and pile caps. The ground floor is a suspended in situ concrete slab supported blockwork tassel walls built off the ground beams. The structural frame consists of reinforced concrete shear walls around lifts and stairwell which provide the lateral and longitudinal stability and steel beam and columns support a composite metal deck floor slab.
New M&E services include new energy supplies including HV, heating, cooling and ventilation and lighting. There are 3Nr passenger lifts. Landscaping works integrate with the existing City Quays 1 development and the proposed City Quays 3.
